With a build your own home loan from Normandy, you stay in control — overseeing subcontractors, managing timelines, and making decisions that directly impact your budget and quality.

Unlike most lenders, we offer a construction loan with no contractor required — no site supervisor, no GC on payroll.

This program is designed for Borrowers who are acting as their own general contractor and/or plan to complete some of the construction themselves on a residential Owner Occupied property (Non-Owner Occupied properties allowed).

Funds are disbursed in draws as milestones are completed, so your owner builder loan financing moves with your project.

General Guidelines*

  • Loan amounts from $95,000 to $5,000,000
  • Conforming loan amounts up to $832,750.  Maximum 90%** loan to cost or loan to value, whichever is less 
  • Jumbo loan amounts from $832,751 to $5,000,000.  Up to 80%** loan to cost or loan to value, whichever is less
  • Cross collateralization allowed on other properties for maximum or greater loan amounts, and loan to values
  • Properties must be single family and owner occupied
  • Full income documentation required to qualify for 90% on conforming loan amounts and 80% on jumbo loan amounts
  • Land purchase may be included in the construction loan
  • Foreign Nationals are eligible for this program
  • Deal directly with the Loan Officer/Underwriter
  • Pre-qualification typically within 3 to 5 business days, closing typically within 30 days (fast track closings in 14 +/- days available if certain criteria is met, please call for details)
  • Borrower acts as the General Contractor (No site supervisor required)
  • No minimum FICO required for consideration, however a minimum 750 mid FICO score is required to qualify for 90% conforming & 80% jumbo construction loans (subject to underwriting)

What is a self build construction loan?

A self build construction loan — also called an owner builder construction loan — is financing for borrowers who want to act as their own general contractor. Normandy’s program requires no site supervisor and no licensed GC, giving you full control over your build.

Yes. Normandy does not require a minimum FICO score for consideration. However, a 750 mid FICO is required for maximum LTV (90% conforming / 80% jumbo). Borrowers with lower scores may still qualify at reduced loan-to-value ratios.
Yes. Land purchase can be included in your build your own home loan, simplifying everything into a single draw-based construction loan.
No formal experience requirement exists. Normandy evaluates the full picture. Borrowers new to DIY home construction loans are considered — please call for details.
The standard construction term is 12 months, with term extensions available for projects that need additional time.
