- Rates: Prime Rate plus 2.50% to 4.50%+
- Loan Fees: 1.25% to 1.75%+

General Guidelines*
- Loan amounts from $50,000 to $2,000,000
- Loan amounts from 50% to 60% of the purchase price. If entitlements are not in place on the land, loan amounts can be less than 50% of the purchase price or value. Cross collateralization allowed on other properties, if needed, for maximum or greater loan amounts.

- Fast pre-qualification, typically within 3 – 5 business days, closing typically within 30 days (fast track closings in 14 +/- days available if certain criteria is met)
- Interest only payments

- Loans are available to Borrowers with excellent to less than perfect credit (subject to underwriting)
- Commercial zoned land with entitlements or multi-family 5+ units.
- Limited income documentation available at 40% loan to value or less

A commercial land loan is short-term financing to purchase or refinance a lot zoned for commercial use — including retail, office, industrial, warehouse, and multi-family (5+ unit) development sites. It’s a business-purpose loan, not a consumer mortgage.
Does the land need entitlements to qualify?
Not necessarily, but entitlements do affect the LTV. If entitlements are not in place, loan amounts may be less than 50% of purchase price. Commercial land financing with entitlements in place can qualify for higher LTVs.
Can I refinance an existing commercial lot loan?
Yes. Normandy’s commercial real estate land loan program covers both purchases and refinances of existing commercial land debt.
Is there a maximum lot size?
No minimum acreage requirement and no maximum limitations — Normandy evaluates each commercial property lot loan based on the full property and borrower profile.
What are the loan terms available?
Up to a 5-year term is available on commercial development financing loans. Interest-only payments apply throughout the term.
