Construction Completion Loans in Michigan

Construction Completion Loan in Michigan

Completing a Michigan project starts with the right loan. Normandy’s construction completion loan is available to borrowers across Michigan, from Metro Detroit and Ann Arbor to Grand Rapids, Traverse City and the lakeshore, for projects that have already started and require funding to be completed.

Michigan’s short building season, frost depth requirements and winter weather can leave a partly built structure exposed and over budget.

Loan amounts from $95,000 to $10,000,000. Conforming loan amounts up to $832,750 at up to 85% of appraised value on single family, owner occupied, with full income documentation. 12 month construction term; extensions available. Interest only payments based on funds advanced. Foreign Nationals are eligible.

Michigan Construction Market & Regulatory Overview

Michigan has active construction and renovation markets in Metro Detroit, West Michigan and northern lakeshore communities, with steady demand for home rehabs, additions and new custom homes.

Building Code: Michigan Residential Code for one- and two-family homes, and the Michigan Building Code for commercial projects.

Permitting: Permits are issued through the local municipality, county or state, depending on the location. Plans must comply with the applicable code and local zoning before any permit is approved.

Key considerations in Michigan include frost depth and freeze-thaw cycles, a weather-limited building season, and lakeshore and high-water areas. Normandy’s underwriting team works directly with borrowers — you deal with the loan officer and underwriter, not a call center.

Contractor Licensing in Michigan

Michigan residential builders and maintenance and alteration contractors are licensed through the Department of Licensing and Regulatory Affairs (LARA). Borrowers who hire a builder should verify the license before completion work continues.

Owner-Builder Note: Michigan allows homeowners to pull permits for work on their own residence, though restrictions apply. Check with the local building department.

On a completion loan, the borrower may act as their own General Contractor or hire a qualified builder. No site supervisor is required.
