The Normandy Advantage

  • Loan Amounts: $100,000 to $1,500,000
  • Loan to Value: Up to 50% of appraised value, not to exceed 70% loan to cost.
  • Land purchase up to 55% of the purchase price. Cross collateralization allowed on other properties, if needed, for maximum loan amounts.
  • Term: 1 to 3 years
  • Loans available to qualified Developers with less than 2 years experience
  • Fast pre-qualification, typically between 4 to 6 business days
  • Closing typically within 25+ days. Fast track closing 14+/- days available subject to receipt of required documentation
  • Foreign Nationals are eligible for this program
  • Deal Directly with Loan Officer/Underwriter
  • Loans are available to Borrowers with excellent to less than perfect credit

  • Rates: 8.95% to 10.95% (Based on overall Borrower qualifications)
  • Loan Fees: 1.50% to 2.25%
  • Rates and fees based on property, credit, income, savings and LTV
  • Application Fee: $450; Fast Track Application Fee $1,250
