The Normandy Advantage:

  • Loan amounts of up to 75% of the appraised value. (Cross collateralization allowed on other properties, if needed, for maximum or greater loan amounts)
  • Borrower may act as own General Contractor (No site supervisor required)
  • Borrower must have a minimum of 25% to put down towards the land purchase/subject property acquisition.

  • Fast pre-qualification, typically within 3 to 5 business days

  • 12 month construction term. An option to extend the term may be granted based on Borrower's performance under the Loan Agreement.
  • Interest only payments based on funds advanced

Rates and Fees:
  • Rates From: 7.95% to 11.95% (Based on Overall Qualifications. See guidelines for details)
  • Loan Fee: 1.50% to 2.00%+
  • Application Fee $295
  • Underwriting Fee: $425
  • Maximum Broker Fee: 1.50% to 2.00% (subject to Broker Compensation option)

  • Normandy Loan Submission Form
  • Fully Completed and Signed 1003 application or fully completed and signed Normandy Personal Financial Statement
  • Tri-merge Credit Report for Borrower(s)
  • Current month pay stubs (for W2 Employee)
  • 2 Years Tax Returns Including all Schedules and W2's (if applicable)
  • Asset Verification (2 Months statements for all accounts including checking, savings, 401k, IRA, stocks, other)
  • Legible copy of a valid drivers license for Borrower(s)
  • Pro forma Report (income and expenses)
  • Plans & Specs and Survey Map
  • Construction Cost Breakdown (Normandy Form)
  • Signed and Accepted Purchase Contract for Land/Lot with proof of deposit or Closing Statement on Land/Lot Purchase
  • Signed and Accepted Broker Fee Agreement
  • Signed and Accepted Building Contract (if applicable) and proof of deposit
  • Completed Builder Profile (Normandy Form) (if applicable)
